When I visited my client’s beautiful shabby chick home for the 1st time at 709 N Jefferson St. in Bon Air neighborhood – I was amazed how much love she put into it over the years. It was a 1920’s bungalow expanded to the back and then the top, every room had a story and was completed to the best of her abilities. The seller found me online and fell in love with the “before and after” shots on my Instagram. She knew her home was a bit too personal and she was ready to transform whatever was needed for the top dollar sale. We needed to modernize a few things, clear a few things and brought in some furniture, because she was moving half of it to her new destination before the listing.
So here are some of the bigger changes that we did.
- We painted her dining room a dark gray tone. I liked the red, my stager Jan liked the red, but we needed to modernize it and take it up a notch. We also removed the fake fireplace and replaced it with a modern print.
2. We rearranged her furniture and cleared the office – so it was more spacious and less cluttered.
3. We rented furniture for her living room, because her sweet dogs damaged her old sofa, plus she was taking the chair to her new home before the sale. We also rented a glass table – so the table didn’t make the room smaller. We also brought in a light large rug and manipulated the perception of the room size – all these little tricks!
4. We made sure that the 2nd floor bedroom was a bedroom and not a random room – as there were only 2 bedrooms upstairs.
It took us a couple of weeks to do all these things, but at the end the home sold 26k over the list price within 24 hrs (Listed at $899,000, sold $925,000). My client was happy – as showings with 2 large dogs were impossible!
