Unit 121 at The Williamsburg was put on the market for sale March 1, 2018 by a reputable company and didn’t get a single offer during the whole 6.5 month listing period. That’s 222 days. How is this possible in the market where homes sell in about 14-21 days?

So we went to work – I recommended a price adjustment and a few small changes that I believed would make a big impact. It took us about 2 weeks and $1,450 to make the changes. Once we listed for sale we received a full price offer in 1 day. Boom! The transaction closed and the owner is stress free in her new home!
Here are a few “before” and “after” photos to showcase the changes that we made.
In the kitchen and dining room area we installed new kitchen cabinet knobs, painted the walls dar grey – so the cabinets pop, installed a stainless steel microwave to match with other appliances and changed the chandelier. The carpet was in bad shape, but we adjusted the price based on that fact.

- When you’re hiring an agent it’s not enough to hire someone from a reputable company. Every agent is individual with their own standards and ways of being business. The agents who sit next door to my office do things ENTIRELY differently – and we all are affiliated with Keller Williams. Just check their track record, ask to send some recently sold listings and see if you like what you find. It’s one of the largest investments of your life – a little due diligence is necessary.
- Don’t sign 6 month listing agreements (unless it’s a new construction home). 90 days should be more than enough to sell a home in Arlington, VA.
