Most people struggle with decisions about upgrades for the sale of their home. Including my clients Linda and John. Sometimes it’s hard to keep up with the trends – especially if you’ve lived in the same home for 30 years! My stagerJan and I paid a visit to their home about a year before selling their home – we discussed paint colors, upgrades and the strategy. A lot of the home was in it’s original form – it WAS a model home when they bought it. They ended up remodeling heir baths completely during the year that followed and when they moved out – we took a week to paint and change the carpet. And boom!
This home was listed for $575,000 and sold for $605,000 after 6 offers were submitted. As you can see in the photo – we painted the fireplace white. It just felt more fresh and added more light. We debated if the floor had to be refinished, but they were able to refresh it beautifully with Rejuvenate. We also brought in the furniture, but I think we could’ve worked with the seller’s furniture as well. We would have arranged it differently, but the sellers didn’t want to live there during the sale.
Pay attention to the railing – we painted the pickets white. It “modernized” and refreshed the look.
We painted kitchen cabinets dark gray. Looking back – black might have worked better, but very few sellers would be brave enough to agree to it! 🙂 Ideally the countertop would have been replaced with white Quartz, but they didn’t want to spend money on that. Remember – granite is very 2000 and is not longer a “hot” feature.
We created a cozy sitting den, just because it had so much beautiful light and greenery through the windows – we knew that people would be drawn to sit here. And they did!
This is not the best “Before and After” shot, because it’s at different angles, but I want to show you the dark paint that we chose to add some drama and showcase the beautiful white countertop.
So another happy seller! Yay! The total commission was 5.5% – 3% to Keller Williams and 2.5% to buyer’s agent. Usually my commission is 2.5% to Keller Williams, but sellers added the staging of bedrooms – which was a larger investment on my end and resulted in higher commission.
