This seller was a BUSY guy. He already moved to DC and didn’t want to spend another second thinking about his Station Square condo. (Very few people can afford to think that way!) Recently I sold his friend’s condo unit in the building and he recommended me as a hassle free agent who gets things done. Back to the condo!
Station Square is very well located, but very boxy and square. So you need a little bit of drama that can be created with some paint and light fixtures. And of course staging. (Did you know I include staging for no additional cost to the seller?) Staging sets you apart and brings more buyers.
Originally the whole condo was painted white and had some of the seller’s furniture in it. It also had all of the original finishes in the kitchen and baths. My stager Jan and I decided to paint family room, kitchen and the baths. We decided to leave the bedrooms alone. It also had some track lighting instead of the chandelier – so we decided to install a “sputnik” style light fixture to dress it up and create a good 1st impression. (Just like a black dress – it needs a necklace, or it will look unfinished). The total cost to the seller was $1,314.98 – Painter $1,150,Chandelier $138.99, Lightbulbs $25.99.

We moved some of the old seller’s furniture to the second bedroom and created an “office”.


We painted the kitchen and added some cute props – it made it warmer and the chandelier lifted things up a bit.
