1️⃣ Initial Phone Consultation
The journey begins with a simple phone call where I learn about:

This helps me tailor my approach to your specific goals. At the end of our call, we’ll schedule an in-person listing appointment.
2️⃣ Pre-Listing Information Package
Before our meeting, I’ll send you a comprehensive pre-listing packet, including:

- My marketing strategies
- Local real estate trends
- What to expect throughout the process
This gives you time to review and prepare any questions.
3️⃣ Listing Appointment: Home & Market Review
During our in-home meeting (about 1 hour), we will:
- Tour your home and discuss any upgrades or improvements
- Review market trends and pricing strategies
- Analyze comparable home sales (comps) in your area
- Walk through the marketing plan for your home
- Provide a NET sheet outlining best and worst-case scenarios
At the end, you can decide whether to move forward immediately or take time to consider your options.
4️⃣ Signing the Listing Agreement
Once you decide to move forward, we’ll sign the listing agreement, which includes:
- Pricing and commission details
- Required disclosures and legal documents
- A timeline for listing and open house dates
5️⃣ Preparing Your Home for Market
First impressions matter! My team and I will create a custom home preparation plan, which include:
✅ Staging Consultation – Room-by-room guidance from a professional stager
✅ Decluttering & Organization – Showcasing space and functionality
✅ Minor Repairs & Upgrades – Fresh paint, new light fixtures, curb appeal improvements
✅ Deep Cleaning & Window Washing – Making your home sparkle.
✅ Staging furniture (if needed) – creating a space that’s warm, inviting and functional.
📌 The goal is to make your home as move-in-ready and visually appealing as possible!

6️⃣ Professional Photography & Marketing Launch
Once your home is ready, I will arrange high-quality professional photography, including:
- Bright, high-resolution listing photos
- Video walkthrough (if applicable)
- Reels for Social Media
- Floorplans
- Zillow 3D virtual tour
Your home will be showcased on Zillow, Redfin, Realtor.com, and social media to attract maximum attention.
7️⃣ Listing Goes Live & Showings Begin
Your home will officially be listed on the MLS and syndicated across major platforms. I recommend launching on Wednesday or Thursday for maximum weekend exposure.

- Friday early evening, Saturday or Sunday, or all – we can decide
- Private showings for serious buyers throughout the week
8️⃣ Reviewing & Negotiating Offers
If your home is priced correctly and marketed well, you may receive multiple offers within days.
I will:

✅ Help you counter-offer if necessary
Once we finalize terms, you’ll be officially under contract! 🎉
9️⃣ Contract to Closing Period
During the 30-60 day period before closing, buyers will:
- Conduct home inspections (we’ll negotiate repairs, if necessary)
- Obtain final mortgage approval
- Arrange an appraisal (I will meet the appraiser to justify value)
- Review HOA documents and finalize Title work
I’ll guide you through every step and ensure a smooth transition.
