Arlington, VA real estate tax rate remains lowest in region
The County Board lowered Arlington residential real estate tax rate to $0.996 per $100 of assessed value for 2014, a 1-cent decrease from the current $1,006 rate.
Under the Adopted Budget, the average Arlington homeowner (home valued at $552,700_ will see an overall tax fee burden rise 4.6% or about $27 per month. This reflects a 5.3% increase in average residential property assessment and 3.4% percent increase in the water-sewer rate.
For those who do know own real estate in Arlington, VA yet this is how real estate tax is calculated. All VA residential real estate is assessed every year based on the most recent market data – these assessments are not very accurate, but they do show a general market trend. Property owners can appeal if the assessed values are too high. Then Counties set real estate tax rate every year. In Arlington we are very lucky to have all the commercial real estate paying a lot of real estate taxes – that really helps to keep the rates down. Property assessed values are a public record and you can find assessed values here for any specific property.
How safe is that neighborhood in Arlington, VA?
Trulia has a great little data visualization tool available that color-codes a map to show how likely certain natural hazards are in a particular location and also crime reports.

Violent crimes, non-violent crimes, floods, hurricanes, earthquakes, wildfires, tornadoes.
As for the crime map in Arlington – it reminded me that Arlington is a city – so there is definitely some crime here – especially by the densely populated areas. Clarendon looks like a crime central, but if you ask most of the residents if they feel unsafe – they would tell you “no”. It’s interesting to see the maps and know the perceptions of the community.
So what data is Trulia using? Trulia uses Google Maps as a base, then pulls in data from – depending on the hazard in question – the US Geological Survey, the National Weather Service, FEMA and the NAtional Flood Insurance Program, the NAtional Oceanic & Atmospheric Administration, the USDA Fire Service, Spotcrime.com and Crimereport.com, and more. It rates an area’s safety simply by how often and how recently a particular disaster has struck a region.

My Favorite Places to Eat: Moby Dick House of Kabob!
I want to share some of my favorite places for food in my beloved Arlington. My husband and I don’t spend too much time in the kitchen – so we eat out a lot. I always complain that we need more casual dining options and I hope to see them soon! There are a few restaurants we dine in on a very regular basis. One of them is Moby Dick. Why do we like it?
- Free fresh bread baked right in the restaurant – what’s not to love?
- The best hummus in town – smooth and tasty – you have to try it.
- My hubby is a carnivore – so we stick with chicken and beef/steak kabob – the meat is usually great, but not always, especially the beef. They do serve the dishes with delicious basmati rice and tasty yogurt sauce. Worth a try! The chicken is usually awesome all the time.
- The service is always fast/pleasant and the restaurant is reasonably clean.
- It does not break our budget. With a small tip our bill is around $35. I can’t imagine the amount of time it would take to cook this type of meal at home. I’m sure it would be more than $35 also.
So give it a shot and say hello to the manager Darius! The store is in Clarendon – 3000 Washington Blvd. Arlington, VA 22201. They do deliver, but I don’t think for free. I think this meal is best enjoyed fresh – right at the restaurant.
New Development in Courthouse, Arlington Broke Ground!
I found this article on Arlnow.com and wanted to share. I live in Courthouse, Arlington myself and love seeing all the good changes happening here. Bergmann’s Dry Cleaning site has been looking dull and abandoned for a long while now – it is a site on the corner of N Veich St and Lee Hwy. Finally they had a groundbreaking ceremony this month for a new project!
The site will have 177 apartments, 23 town homes and 14,000 square feet for Organic Mom’s Market and other retail. I drove by there today – and the demolition is in full swing. Estimated completion of the project is spring, summer 2015 – so in about a year and a half. I keep wondering which one of these new apartment buildings will become condos – don’t we have enough rentals already?

New townhome community in Arlington – Westover Place
Not in MLS yet – a new townhome community is coming in West Arlington – Westover Place built by Evergreen Homes. It will not be near a Metro, but it will be walkable to a cozy shopping area, a few parks and surrounded by multiple single family home neighborhoods. If you are looking for new construction under a million in a family neighborhood – this might be a great option. The only thing that these town homes will not offer is a yard – only roof-top terraces. That’s the latest trend – roof top terraces – probably maximizes builder’s square footage. I find very few people go all they way up to the roof for entertainment or grilling, but hey – at least you have an option.
New condos and townhomes coming in the heart of Columbia Pike, Arlington
A new great community is on the way in Columbia Pike area of South Arlington – Columbia Place built by Evergreen Homes.
The community will include a mid-rise condominium (only 12 of them!) and eight townhomes. No pricing has been released yet. You can register on their website to get the newest updates of the progress. Condos will be 2 bedroom and 2 bathroom – no 1 bedrooms will be offered.
I am very excited about this community – as it’s a great addition to a vibrant and growing Columbia Pike neighborhood. If you are interested in a unit in the community – let me know and I can find more info for you!
The latest update on this March 26th – the listing agent already started contracting out the town homes and soon will do the same for the condos. So if you are interested – you should move quickly! Let me know if you are interested – I know 4 out of the 8 town homes already have been “reserved”.
